What is PRS Database (Private Rented Sector Database)?
Definition
The PRS Database is the new national register of private landlords and their rental properties in England, created by the Renters' Rights Act 2025, which landlords must join before marketing or letting a property once the scheme goes live during 2026.
Registration will require landlords to confirm compliance with core obligations — gas safety, electrical safety, deposit protection and property standards — making missing certificates visible to tenants and local authorities.
Landlords with their compliance documents current and filed will register in minutes; those with lapsed EICRs or CP12s will need to fix the gaps first. Keeping a complete, dated compliance file per property is the practical preparation.
