What is EICR (Electrical Installation Condition Report)?
Definition
An EICR (Electrical Installation Condition Report) is a formal inspection of a property's fixed electrical installation — wiring, consumer unit, sockets and light fittings — carried out by a qualified electrician, legally required for every privately rented property in England and renewable at least every 5 years.
The report grades any defects found: C1 (danger present, immediate action), C2 (potentially dangerous, remedial work required within 28 days), C3 (improvement recommended, not mandatory) and FI (further investigation needed). A report with C1 or C2 codes is 'unsatisfactory' until the work is done.
The maximum local authority penalty for not holding a valid EICR is £30,000. In Lincoln rental stock, the most common failure causes are faulty light fittings and extractor fans that have stopped working.
