Doing it in one visit means the trades are sequenced properly — flooring after decorating, so nothing is done twice — and you only pay for one set-up, one clean and one project. Phasing costs more overall and, on a rental, stretches the void period, which is usually the bigger expense. Phasing only makes sense when the budget genuinely will not stretch, and we will sequence it so each phase leaves the property lettable.
