Clearing a Home After a Death Is Not the Same Job
A void turnaround is about speed. An estate clearance almost never is. There is usually a family deciding what matters, an executor who needs the contents accounted for, and nobody who wants to be rushed through it.
We clear probate and estate properties across Lincoln and Lincolnshire for executors, solicitors and families, including families who live too far away to be there on the day. Nothing is removed until you have told us what stays.

Anything the family wants to keep is set aside first. We work from your list, and if something is uncertain we hold it back rather than make the call ourselves.
We Clear and Sort
Items are separated as we go: family, charity, auction, recycling and disposal. Paperwork and photographs are put to one side for you.
You Get the Record
Photographs of the cleared property and a written summary of what was removed and where it went, for the estate file. Waste transfer note on request.

Priced Per Van Load, Documented Throughout
Probate clearances are priced like any other clearance, from £150 per van load. What changes the figure is how much there is and how much sorting you want doing, so we agree both at the visit rather than on the day.
Under the Environmental Protection Act 1990 the duty of care for waste sits with whoever produced it, which in an estate clearance means the estate. We are a registered Upper Tier waste carrier, CBDU633448, and provide a waste transfer note on request so the executor has the paperwork on file.

If your question is not here, ring us and ask. We would rather talk it through than have you guess.
Personal possessions can usually be sorted and removed before the grant of probate, but the estate still has to be valued correctly, so nothing of value should be disposed of until the executor is satisfied it has been accounted for. We work to the executor's instruction and will hold anything back that has not been decided on. If you are unsure, your probate solicitor is the right person to confirm the position before we start.
Probate clearances are priced the same way as any other clearance, from £150 per van load, with the total depending on how many loads the property takes. Sorting and separating items for family, charity or auction takes longer than a straight clear out, so we agree that scope with you before we start rather than discovering it on the day.
Yes, and this is the normal request. We can set aside anything the family wants to keep, bag items for charity, hold back pieces that may be worth sending to auction, and only remove what has been agreed as disposal. Paperwork, photographs and documents are put to one side rather than binned.
Yes. We document the clearance with photographs and provide a written summary of what was removed and where it went, which gives an executor a record for the estate file. A waste transfer note is provided on request.
Yes. We regularly carry out clearances instructed by solicitors, executors and family members who live away from Lincolnshire. We can hold keys, attend by arrangement, and report back with photographs once the property is clear.
We sort on removal. Furniture, clothing and household items in good condition go to local charities and organisations. Metals and electricals are recycled. Only what cannot be reused or recycled goes for disposal, and LW Renovation Group Ltd is a registered Upper Tier waste carrier, CBDU633448.
Yes. Most estates need the property presentable for sale or valuation, so we clear and then deep clean in sequence. We can also handle garden tidies, minor repairs and redecoration if the property is going on the market.
There is rarely the same time pressure as a tenancy turnaround, so we work to the family's timetable. If a sale date or a handover is driving things, a full clearance can usually be completed within one to two days of booking.
