A standard void turnaround (clean, paint, flooring check, garden tidy) typically takes 3 to 5 working days from instruction. For urgent voids we regularly accommodate 48 hour starts. We'll always give you a realistic programme of works upfront so you can manage your relet timeline.
Our core trades, cleaning, painting, maintenance, and flooring, are carried out by our own in house team. For specialist certificate works like gas safety inspections and EICRs, we use a trusted network of Gas Safe and NICEIC registered subcontractors. Either way, we manage everything and you deal with one point of contact.
Yes. LWR Group is CHAS accredited, meaning we meet nationally recognised health and safety standards. We carry out RAMS (Risk Assessment and Method Statements) on all applicable jobs, and we hold £10M public liability insurance. All paperwork is available on request before your first job.
Every job includes before and after photographs as standard, timestamped and organised by room. These are tracked in our monday.com CRM and sent to you on completion, ready for landlord reporting, deposit dispute evidence, or inventory purposes. For larger void packages we can also provide a written scope of works completion report.
We're based in Lincoln and cover the wider county. North Hykeham, Washingborough, Nettleham, Skellingthorpe, Saxilby, Newark, Sleaford, Grantham, and Gainsborough. Most properties are within 60 minutes of our base. If you manage properties further afield, get in touch and we'll advise on coverage.
