Damp & Mould
Surveys & Remediation
HHSRS-compliant damp and mould surveys with thermal imaging, certified reports, and a clear plan to fix the cause for good. Awaab's Law ready, and we carry out the remediation too. Damp survey £300, members save 20%.
Painting Over Mould Is No Longer A Defence.
Landlords now have legal duties to investigate and fix reported damp and mould within strict timeframes. A coat of paint over the problem carries real legal and financial risk. The only defensible position is a written, HHSRS-compliant survey with a clear remediation plan.
Strict Timeframes
Awaab's Law requires reported damp and mould to be investigated and made safe within set deadlines. Ignoring a complaint is no longer an option.
HHSRS Hazards
Damp and mould are Category 1 hazards under the HHSRS. Councils can serve improvement notices and prosecute. A survey is your evidence.
Tenant Health
Mould causes real respiratory harm. A documented survey protects your tenants, and protects you from a Rent Repayment Order or claim.
“We see properties in Lincoln where the tenant has been reporting mould for two years and the landlord has painted over it three times. Under Awaab's Law (Social Housing Regulation Act 2023, s.10), that approach now carries significant legal risk. The only defensible position is a written HHSRS-compliant survey with a remediation plan.”
What Is A Damp & Mould Survey?
A damp and mould survey is a professional inspection that diagnoses the cause of damp or mould in a property, not just where it shows. We use thermal imaging and moisture readings to find the source, classify the problem against the HHSRS, and set out exactly what needs doing in a written, photo-evidenced report. Run as a specialist division through The Damp & Mould Man .
What's Included
Every Survey, In Full
A proper diagnosis, not a glance and a guess. Here's exactly what you get on every damp and mould survey.
Full Visual Inspection
Room-by-room inspection of every affected area, finding the source of the problem, not just the symptom on the surface.
Thermal Imaging
Thermal camera survey to reveal cold spots, hidden moisture, and the condensation risk lurking behind walls and ceilings.
Moisture & Humidity
Calibrated moisture and relative-humidity readings taken throughout, to pinpoint exactly where the damp is coming from.
Mould Identification
Classification of the mould type and how far it has spread, with a clear assessment of the health risk to occupants.
HHSRS Risk Assessment
Every hazard rated against the Housing Health & Safety Rating System, the same standard local councils enforce.
Evidence-Based Report
A detailed, fully photographed written report you can hand to a tenant, letting agent, council, or court with confidence.
Clear Remedial Plan
Plain-English recommendations: what needs doing, and in what order, to fix the underlying cause for good, not paint over it.
In-House Remediation
We don't just diagnose. Our own team can carry out the mould treatment, ventilation upgrades, and redecoration.
How It Works
From Report to Fix
A clear, documented process from the day you call to the day the problem is gone for good.
Book Your Survey
Call, WhatsApp, or email the team. We'll arrange a visit at a time that suits, usually within 48 hours.
On-Site Survey
We inspect, run thermal imaging and moisture readings, photograph everything, and trace the problem to its root cause.
Written HHSRS Report
You receive a detailed, evidence-based report with our findings and a clear remedial plan, typically within 48 hours.
We Fix It
Approve the plan and our in-house team handles the treatment, ventilation, and redecoration. One contractor, start to finish.
What We Diagnose
The Damp We Find
Damp and mould have different causes, and each needs a different fix. We identify which one you're actually dealing with.
Condensation & Mould
By far the most common. Warm, moist air meeting cold surfaces. Fixed with ventilation, heating, and treatment, not just a coat of paint.
Rising Damp
Ground moisture rising through walls where a damp-proof course has failed or been bridged. Needs proper diagnosis before any treatment.
Penetrating Damp
Water getting in through a defect, roofs, gutters, pointing, or render. We trace it back to the source and fix the cause, not the stain.
Salt Contamination
Hygroscopic salts left in plaster from historic damp, drawing moisture from the air. Treated with salt-neutralising re-plaster.

“My letting agent recommended LWR and I can see why. They collected the keys, carried out the work, sent photos throughout, and returned the keys. I was not involved once. That is exactly what I needed.”
