Cleaning

End of Tenancy Cleaning

Full end of tenancy cleans start from £300 + VAT, depending on property size and condition. Carpet cleaning is available from £75 for the first room, then £25 per additional room. Oven cleans start from £75. We provide a clear, itemised quote upfront with no hidden charges.

Yes. We can collect and return keys from your office, a key safe, or an agreed location. This makes the process seamless for both landlords and letting agents.

Compliance

Damp, Mould & Awaab's Law

Awaab's Law is legislation introduced following the death of two-year-old Awaab Ishak from mould-related illness in social housing in Rochdale. It requires social landlords to investigate health hazards, including damp and mould, within 14 days of a report, and begin remediation within a further 7 days. It is expected to extend to the private rental sector. Our HHSRS-compliant damp and mould surveys help landlords and letting agents demonstrate due diligence and comply with these requirements. We recommend acting promptly on any tenant reports of damp or mould.

The Housing Health and Safety Rating System (HHSRS) is a risk-based evaluation tool used by local authorities to assess hazards in residential properties. Damp and mould are classified as a Category 1 hazard under HHSRS if they pose a serious risk to occupant health. Our surveys follow HHSRS guidance and provide a documented risk assessment that can be presented to local authorities, housing associations, or in legal proceedings.

Yes. If the survey identifies remedial work, such as mould treatment, ventilation improvements, re-plastering, or redecorating, we can carry it all out through our in-house team. You get a single point of contact from survey to completion.

Yes. We handle complete void-to-let and full renovation projects, from flooring and decorating to kitchen refreshes, bathroom upgrades, and exterior work. We coordinate all trades in-house, meaning fewer contractors for you to manage and a faster, more consistent finish.

Timescales depend on the scope of works. A standard end-to-end void turnaround (clean, paint, flooring) typically takes 3-7 days. Full refurbishments can take 2-6 weeks depending on the extent of works. We'll give you a clear programme before we start.
