UK property maintenance pricing varies by service type. Hourly rates for general repairs typically run £35-£60 per operative. Day rates £250-£450. Specific jobs are usually fixed-price: end of tenancy clean from £200-£550, full property repaint from £600-£2,500, garden tidy from £100, void turnaround £800-£3,000+. Most reputable companies will price the job rather than charging by the hour. Always get an itemised written quote before agreeing.

Yes. Routine property maintenance — repairs, redecoration, gas safety, EICR, cleaning between tenancies — is a wholly and exclusively allowable expense for UK landlords under HMRC rules. Capital improvements (new kitchen, extension, structural changes) are NOT deductible against rental income but can be offset against capital gains tax when you sell. Keep all invoices for at least 6 years.

Industry rule of thumb: budget 10-15% of annual rent for maintenance and repairs across an average UK rental property. So on a property letting at £900/month (£10,800/year), expect to spend £1,000-£1,600 a year on maintenance, more in years when bigger work falls due (new boiler, EICR remediation, refurbishment). Properties built before 1990 typically need 15-20%; new-builds 5-8%.
