Janitorial services are the ongoing, day-to-day cleaning and upkeep of a commercial building — daily cleaning cover, washroom servicing, waste removal, consumables restocking and floor care, usually on a regular contract. It's the cleaning that keeps a working building running, rather than a one-off deep clean, and it is what keeps you compliant with Regulation 9 of the Workplace (Health, Safety and Welfare) Regulations 1992, which requires every workplace to be kept sufficiently clean and waste not to accumulate except in suitable receptacles.

They overlap heavily. Janitorial tends to mean the regular, ongoing in-building cleaning and washroom or consumables cover, while commercial cleaning is the broader term that also includes periodic deep cleans and one-off work. Yes. Consumables management is part of the service. We monitor soap, paper and cleaning supplies and restock them as part of the regular visit, so your washrooms and stores never run dry and you're not chasing it yourself.

Yes. Most janitorial cover is carried out early morning, evening or overnight so it works around your staff and customers. We agree the schedule with you upfront.

We are based in Lincoln and cover all LN1 to LN6 postcodes plus the wider Lincolnshire area, including North Hykeham, Newark, Sleaford, Grantham, Boston, Horncastle and Gainsborough. Most commercial sites are within 60 to 75 minutes of our base, with no extra travel charge inside that radius.

Most UK commercial cleaning works out at roughly £15–£25 per cleaner-hour as an industry guide, depending on the work, the location and the contract size. That figure is the market range rather than an LWR rate — we price each contract on a fixed quote after a quick site visit, based on the size of the premises and how often you need cover, so you know the cost up front with no hourly surprises.

Office cleaning typically includes desks and surfaces wiped, floors vacuumed and mopped, kitchens and break areas cleaned, washrooms sanitised and restocked, bins emptied and recycling managed, plus touch points like door handles and switches. Glass, communal areas and periodic deep cleans can be added. LWR runs office cleaning daily, weekly or out of hours so it works around your staff.
