What is Void Period?

Definition

A void period is the stretch of time a rental property stands empty between one tenancy ending and the next beginning, during which the landlord receives no rent but continues to pay mortgage, insurance and council tax.

Every void week costs a typical Lincoln landlord roughly £150 to £250 in lost rent. The biggest avoidable cause of long voids is scheduling separate trades — cleaner, decorator, carpet fitter — each waiting on the last.

Across 251 LWR jobs in 2025-26, most Lincoln void turnarounds completed in 1 to 2 weeks with one multi-trade team, with around 70% of voids including professional cleaning.
