What is CP12 (Landlord Gas Safety Certificate)?
Definition
A CP12, formally the Landlord Gas Safety Record, is the certificate issued after a Gas Safe registered engineer inspects every gas appliance, flue and pipework in a rental property — a legal requirement every 12 months for any rental property with a gas supply.
The name comes from the old CORGI Proforma 12 paperwork; the CORGI scheme was replaced by Gas Safe Register in 2009 but the name stuck.
A copy must be given to existing tenants within 28 days of the check and to new tenants before move-in. Most landlords combine the CP12 with the annual boiler service since both are yearly jobs — typically around £140 together in Lincoln.
