When does Section 21 end?

Section 21 'no-fault' evictions were abolished on 1 May 2026 under the Renters' Rights Act 2025. Landlords in England must now use Section 8 with a valid ground for possession. All tenancies are periodic: new fixed-term tenancies can no longer be created, and existing fixed terms converted to periodic tenancies.

Possession now depends on grounds such as rent arrears, antisocial behaviour, selling the property or moving in yourself — each with its own notice period and evidence requirements.
