Do tenants have to pay for professional cleaning at the end of a tenancy?
Quick Answer
No landlord can force a tenant to pay for professional cleaning — the Tenant Fees Act 2019 banned compulsory professional cleaning clauses. But tenants must return the property to the standard they received it, allowing for fair wear and tear. If the property was professionally cleaned at move-in and handed back dirty, the landlord can legitimately deduct cleaning costs from the deposit.
Think of it like returning a lease car: fair wear and tear is expected, dirt and damage are not. A dirty oven is charged for every time; the two most common check-out charges we see in Lincoln are dirty ovens and extractors, and limescale-covered showers.
In practice, a tenant who books their own professional clean with photo evidence almost always spends less than the deposit deduction they would otherwise face — and has proof if the landlord disputes it.
