Is an EICR a legal requirement for landlords?

Yes. Every privately rented property in England must have a valid Electrical Installation Condition Report (EICR), renewed at least every 5 years, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. A copy must be given to tenants within 28 days and to new tenants before they move in. Local authorities can fine non-compliant landlords up to £30,000.

If the report finds C1 or C2 faults, remedial work must be completed within 28 days (or sooner if the report says so), with written confirmation to the tenant and local authority if requested.
