What is Awaab's Law?

Awaab's Law requires landlords to investigate reported damp and mould hazards and complete repairs within fixed legal timeframes, rather than leaving complaints unaddressed. Introduced after the death of two-year-old Awaab Ishak from mould exposure, it applies to social housing now and extends to private landlords from October 2026 under the Renters' Rights Act.
For private landlords the practical requirement is an audit trail: dated evidence that you investigated a complaint, what the survey found, and what remedial work was done. A missed mould complaint can mean a Rent Repayment Order or regulator action.
