What is Awaab's Law?

Awaab's Law requires social landlords to investigate reported damp and mould hazards and complete repairs within fixed legal timeframes, rather than leaving complaints unaddressed. Introduced after the death of two-year-old Awaab Ishak from mould exposure, it has applied to social housing since 27 October 2025, and the Renters' Rights Act allows it to be extended to private landlords, with no date set yet.
For private landlords the practical requirement is an audit trail: dated evidence that you investigated a complaint, what the survey found, and what remedial work was done. A missed mould complaint can mean a Rent Repayment Order or regulator action.
