What a void turnaround really costs in Lincoln

Full end of tenancy clean to letting standard. The property was returned in good order and only needs professional cleaning before re-letting.

Cosmetic refurbishment

Typically around £6,000

Repairs, full professional clean, garden tidy, painting throughout and new flooring. The most common scope when a longer tenancy ends.

Full renovation

Up to £30,000

Everything in a cosmetic refurbishment plus new windows, a new kitchen, and finishing touches such as curtain poles and blinds. Chosen when a landlord wants the property reset for the next decade.

For context, the average UK landlord spends around £1,374 per property per year on maintenance. A landlord who keeps on top of small repairs during the tenancy almost always lands in the first two tiers at check-out.
