It confirms that every gas installation in the property is safe to use.

The certificate is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. It is not optional and cannot be self-issued. Only engineers registered with Gas Safe, the official UK gas registration body, can carry out the inspection and issue the certificate.

What does the inspection cover?

A CP12 inspection covers

How often does a landlord need a gas safety certificate?

You need a new gas safety certificate every 12 months. The certificate is valid for 12 months from the date of the inspection. It is your responsibility as landlord to ensure the inspection happens before the current certificate expires.

  • Inspections can be carried out up to 2 months before the existing certificate expires without shortening the 12-month validity period
  • You must provide a copy of the new certificate to tenants within 28 days of the inspection
  • You must provide a copy to any new tenants before they move in

What happens if you don't have a gas safety certificate?

The penalties for failing to have a valid gas safety certificate are severe. The Health and Safety Executive (HSE) enforces the regulations and has the power to prosecute.

  • Up to 6 months in prison for the most serious breaches

Common questions

Do landlords need a gas safety certificate if there are no gas appliances?

No. If the property has no gas supply and no gas appliances, you do not need a CP12. However, if gas pipework exists (even if capped off), you should have it inspected and confirmed as safe. If you later install a gas appliance, you need a certificate within 12 months.

Do live-in landlords need a gas safety certificate?

Yes, in most cases. If you let out a room in your own home to a lodger on a tenancy agreement, you are considered a landlord for the purposes of the Gas Safety Regulations and need a certificate.

Can I do the gas safety check myself?

Does a new boiler need a gas safety certificate?

A new boiler installed by a Gas Safe engineer comes with a Benchmark commissioning certificate and building regulations notice, but does not automatically include a CP12. You still need a separate annual gas safety inspection that covers the whole property.
